AVID Property Group has turned the first sod on its landmark community clubhouse at Vantage Lilywood, with Hutchinson Builders appointed to deliver one of South East Queensland’s most ambitious land lease amenity builds.
There is a moment in every major development when the ground finally moves. For Vantage Lilywood, that moment arrived on Wednesday 13 May, when AVID Property Group celebrated the commencement of construction on its $17 million community clubhouse in Moreton Bay.
The builder on the job is Hutchinson Builders. And the scale of what they have been appointed to deliver says something about where the land lease sector is heading.
A Community Built Around Amenity
Vantage Lilywood is designed for Australians aged 50 and over. Upon completion, the development will deliver 296 homes to a region where, according to AVID, one in three residents is now aged 50 or above. The project sits within the broader Lilywood precinct in Waraba, an area City of Moreton Bay expects to eventually accommodate around 70,000 residents.
But the story here is not just about the number of homes. It is about what AVID has committed to building alongside them.
The community clubhouse will feature a resort-style pool and spa, a heated lap pool, sauna, gym, tennis and pickleball courts, a bowling green, workshop and art studio, yoga area, and an off-leash dog park. Inside, residents will have access to a private cinema, golf simulator, library, games room, residents kitchen, bar and lounge, barbecue area, private dining rooms and alfresco dining.

For AVID Chief Executive Officer Anthony Demiris, the milestone reflects how quickly the developer has moved since entering the land lease market in 2024.
“Having only commenced construction on the first homes in the Vantage Lilywood community late last year, it is fantastic to be able to get underway with the community clubhouse and amenities so soon after,” Demiris said.
Hutchinson Builders: Delivering What the Market Requires
Hutchinson Builders is no stranger to large-scale community builds. But the Vantage Lilywood clubhouse represents something beyond standard commercial construction. It is a facility that residents will use daily, and the expectations that come with that are different from a standard commercial fit-out.
Director Jack Hutchinson Jnr was on site for the ceremonial sod turn.
“The design of the clubhouse has been carefully considered to prioritise wellness and wellbeing within its occupants and will be such a catalyst in connecting new neighbours in forming the beginnings of long-lasting friendships,” Hutchinson said.
This is the third Vantage clubhouse Hutchinson Builders has been involved in since AVID launched the brand. The Vantage Bloomdale clubhouse in Victoria has already celebrated its grand opening, and the Vantage Hervey Bay facility is expected to open within months. Lilywood follows as the next in that pipeline.
The relationship between AVID and Hutchinson is clearly a working one. Hutchinson described the latest appointment as a proud continuation of an established partnership.
What This Means for Regional Construction
The Moreton Bay region is entering a period of significant growth. City of Moreton Bay Division 12 Councillor Tony Latter described the area as on track to reach a population of one million people within the next 30 years, with 240 new residents arriving every week.
The Waraba precinct, where Lilywood sits, is expected to become a major urban hub within that growth corridor. For builders and subcontractors operating in South East Queensland, that kind of sustained development pipeline is worth paying attention to.
Large staged developments like Vantage Lilywood tend to generate consistent subcontract work across multiple trades over extended periods. Early involvement with the right delivery partners can mean years of ongoing work rather than a single project engagement.
The land lease model itself is also gaining traction as a response to housing affordability pressures. With over-50s representing a growing share of the population across Queensland, developers are moving quickly to service that demand. The quality of amenity is becoming a core differentiator, and that quality has to be built by someone.

Timeline and Broader Portfolio
The Sales and Information Centre and first showcase homes at Vantage Lilywood are expected to open in June 2026, with first residents moving in at the same time. The clubhouse and broader community amenities are scheduled to open in Winter 2027.
Across its portfolio, Vantage now holds approximately 4,600 home sites across Queensland, New South Wales and Victoria. Of those, 1,651 are currently occupied, with a further 600 homes forecast to be developed and sold over the next two years.
For AVID, the Lilywood sod turn is one in a sequence of milestones. For Hutchinson Builders, it is another major community project in a growing pipeline. And for the Moreton Bay region, it is the beginning of a development that will take years to fully take shape.
The ground is moving. The work is real. And the builders delivering it are already on site.
