Not everyone gets excited about government policy announcements (or even has the time to, for that matter), but this one might actually mean something for those looking at Queensland’s pipeline.
For those in Queensland, the new government is putting serious cash behind fast-tracking housing. Before you say it, we know we’re a bit Qld-heavy in our news here at The Good Builder. That’s where we’re based, and it’s where this community started. Don’t worry. We’re heading national.
This one’s worth a look.
Also, no, we don’t play politics. We call it as we see it. When there’s a win for the industry, we’re happy to say it.
What’s the latest?
This week, the Queensland Government opened applications for its new $2 billion Residential Activation Fund the flagship of their “Securing Our Housing Foundations” plan.
Here’s the gist:
- $500 million is ready to go now for “shovel-ready” infrastructure to support housing developments.
- The goal? One million homes by 2044.
- Half the funding is guaranteed for regional Qld — not just the southeast corner.
They’re targeting critical infrastructure for both infill and greenfield developments with a focus on water, power, stormwater, sewerage, and roads, the things that stop projects dead when they’re missing.
If you’re a council or landholder with approvals in place, now’s your chance to get it moving.
The numbers are big, and the messaging is blunt. Premier David Crisafulli reckons this will “open the door to home ownership earlier” and “drive down costs”.
Alongside that, there’s also a cut to red tape in the social housing space. On LinkedIn, Crisafulli posted:
“2,000 down to 114. That’s the amount of red tape regulations we’re slashing so we can build homes sooner.”
That’s part of a Master Agreement trial now underway aimed at making it easier for Community Housing Providers to build homes and get people off the waitlist.
So far, they say 5,000 social and affordable homes are already under contract or construction. That’s in just a few months.
If you’re building or developing in Queensland, you know how often red tape, slow approvals, and unclear infrastructure rules can stall a project before it starts.
This fund signals a few things we’ve been waiting to see:
- Real money on the table, not just incentives or strategy papers.
- Focus on infrastructure, which has been a major bottleneck.
- Support for regional areas, which are crying out for growth but lack the basics to get going.
There’s always a difference between announcements and outcomes.
So here’s what we’ll be watching:
- How quickly the funding decisions roll out.
- Whether local councils get behind it or slow it down.
- What sort of projects actually get supported and whether they’re the kind that make a real dent in housing shortages.
We’ll also be keeping an eye on whether this approach spreads beyond Qld, because cutting red tape, backing developers and builders, and getting homes out of the ground shouldn’t be a state-by-state lottery.
It’s not an overnight fix, and we all know one fund won’t solve everything.
That said, if you’ve been frustrated by stalled approvals or infrastructure hurdles, this could be a step in the right direction.
