There is a moment in every large-scale residential project when the work stops being theoretical and starts being real.

For Burly Residences at North Burleigh, that moment has arrived.

The $540 million beachfront development at 264-268 The Esplanade has completed all basement levels and is now moving into vertical construction on its 25-level tower. One hundred and one luxury apartments. Forty metres of beach frontage. A 2,024 square metre site on the quieter end of North Burleigh Beach.

For the construction industry, this is more than a press release milestone. It is a useful window into how large-format residential projects actually move, what phase transitions look like in practice, and where the real complexity sits.

Why the Basement Phase Is the Hardest Part

Anyone who has worked on a multi-storey residential build understands what completing a multi-level basement structure actually involves.

Excavation on a constrained coastal site carries its own set of challenges. Soil conditions near the waterfront are rarely predictable. Shoring requirements are significant. Water management is constant. The logistics of moving material in and out of a tight urban site, while protecting adjacent structures and managing community expectations, add layers of complexity that never show up in a marketing brochure.

With Gowdie Management Group delivering the construction program, the project is now transitioning to the phase that will be visible to anyone driving along the Esplanade. Vertical construction on a 25-level tower is a different kind of build entirely.

The Amenity Package and What It Demands of Builders

The Burly Residences amenity offering is worth examining closely, not for its marketing appeal, but for what it signals about construction complexity and specialist trade requirements.

Two full levels of amenity are planned, including magnesium pools, hot and cold plunge pools, spa and sauna facilities, a fully equipped gymnasium, private cinema, executive lounge, and dining and entertaining spaces.

Every one of those elements represents a distinct scope of work. Specialty pool construction. Wet area waterproofing and finishes at a luxury specification. Commercial-grade gym fitout. Cinema acoustic design and installation. Hospitality-level kitchen and bar construction. Custom joinery and FF&E that will need to meet the expectations of buyers who have paid upwards of $2.48 million for a two-bedroom apartment.

For builders and subcontractors working in the luxury residential and mixed-use space, this is the end of the market where scope management and trade sequencing can make or break a project. The finishes tolerance is essentially zero. Defect resolution is expensive. The client base is unforgiving.

It is also, for the right operators, genuinely interesting and well-compensated work.

Sales Performance as a Market Signal

More than half of the 101 apartments have already been secured according to TOTAL Property Group Managing Director Adrian Parsons, with buyer demand coming primarily from high-net-worth owner-occupiers, entrepreneurs and executive-level professionals aged roughly 40 to 60.

Around half of purchasers are from Queensland, with the balance coming from Brisbane, Sydney and Melbourne. That interstate demand matters for regional construction markets. When buyers from Sydney and Melbourne are actively purchasing on the Gold Coast, it tends to sustain pricing and underpin project viability through the full construction cycle.

Buyer demand has been led by high-net-worth owner-occupiers seeking larger residences with strong lifestyle and long-term investment fundamentals.

For builders working across the Gold Coast and South East Queensland corridor, the sustained demand for large-format, design-led product in tightly held locations is a useful market signal. The work is there. The question is always whether the supply chain, the trade base and the program can keep pace.

Design Complexity Is the New Normal

Burly Residences is being designed by Koichi Takada Architects, with interiors by Mim Design. Both firms operate at an international level and bring with them exacting expectations around construction documentation, trade capability and finished outcomes.

The apartment configuration ranges from two-bedroom to four-bedroom and penthouse, with balconies extending to more than 100 square metres in larger three-bedroom configurations. Large-format balconies in a coastal environment bring their own set of builder requirements: structural loading, drainage design, waterproofing systems, glass and balustrade specifications, and ongoing weather exposure that has to be designed for from the outset rather than resolved in defect rectification.

Open-plan living areas oriented to maximise ocean views add further complexity. Glazing systems that perform acoustically and thermally while preserving outlook require careful coordination between the structural frame, facade contractor and fit-out team.

None of this is unsolvable. But it requires builders, project managers and subcontractors who understand what they are getting into and have the systems to deliver.

What This Means for the Broader Market

The Burly Residences milestone is not happening in isolation. It sits inside a Gold Coast residential market that has recorded sustained price growth over recent years, supported by population movement and continued interstate demand.

In that context, the project transition from below-ground to vertical construction is a positive signal. It confirms that a $540 million project with committed buyers and an experienced delivery team is progressing on track. In the current environment, that is not something to take for granted.

For builders and trades active on the Gold Coast, it also represents an extended pipeline of high-specification work. Large-format residential towers of this kind generate years of subcontractor activity across structural, facade, mechanical, electrical, hydraulic, fit-out, and specialist trades. The project is expected to complete in Q4 2027.

Getting on the right projects early, understanding the scope, and having the systems to deliver at the required standard is what separates operators who grow sustainably in this market from those who take on work they cannot actually execute.

The Takeaway for Builders

Burly Residences is a useful case study in what large-scale residential construction actually looks like when it is done with intent.

A site acquired for its scarcity. A design team assembled for its capability. A construction program managed by an experienced contractor. A sales performance that reflects genuine buyer demand rather than speculative noise.
