A major residential community is taking shape in Rockhampton, with Maas Group Holdings officially launching Ellida Estate, a 279-hectare master-planned development set to provide much-needed housing in one of Central Queensland’s fastest-growing corridors.
Located along the Bruce Highway, the estate will deliver over 2,200 homes (subject to approval), addressing both housing demand and land supply shortages in the region.
A Strategic Acquisition Years in the Making
The site for Ellida Estate was originally acquired by Maas Group Holdings in 2017 for $16.5 million from Stockland, marking a key expansion in the company’s residential development portfolio. However, the vision for the estate stretches back over a decade, with initial plans first proposed in 2010.
With approval processes now complete, the launch of Ellida Estate is set to reshape Rockhampton’s housing market by providing a mix of land sizes and lifestyle-focused infrastructure.
Much Needed Land Supply for Rockhampton
Ellida Estate is more than just a housing development—it is designed to be a vibrant, connected community that embraces open spaces, sustainability, and modern living. The estate will feature:
- 28 hectares of parks and reserves, providing green spaces and recreational areas
- 20km of walking and cycling trails, encouraging an active outdoor lifestyle
- Environmental reserves and wetlands, preserving the natural landscape
- Proximity to Rockhampton CBD and Yeppoon, ensuring convenience for families and professionals.
Wes Maas, CEO of Maas Group Holdings, emphasised the company’s commitment to creating high-quality regional communities by stating,
“Ellida Estate is about creating a place where families can thrive.”
Maas added, “We’ve put a strong emphasis on open space, lifestyle, and long-term sustainability.”
A Landmark for Rockhampton’s Growth
The official launch event was attended by Rockhampton Mayor Tony Williams, local MP Donna Kirkland, and Wes Maas, all highlighting the project’s significance in shaping the city’s residential and economic future.
Mayor Williams described the estate as “a game-changer for Rockhampton”, noting that beyond new housing, the project would create jobs, support local businesses, and attract investment into the region.
The first 96 lots in Stages 1 and 2 have already hit the market, with land prices ranging from $235,000 to $260,000. The first homes are expected to be completed by early 2026.
Strong Demand for Housing in Central Queensland
The launch of Ellida Estate comes as Rockhampton faces increasing demand for new housing, driven by population growth and a competitive property market. The combination of affordability, location, and community-focused design is expected to make Ellida Estate one of the region’s most desirable residential addresses.

If this community is delivered as promised, it will provide a huge economic boost for the community and the industry in Rockhampton. It will be a land-supply source for the next decade. It will be interesting to see what building brands operating throughout the Wide Bay are now making the move north to capitalise.
