Construction has officially commenced at Gracewood, a $100 million masterplanned estate set to reshape the small wheatbelt service town of Mallala, 60 kilometres north of Adelaide. With over 500 homes planned across 40 hectares, this bold regional housing project is poised to nearly double the local population and provide a critical injection of affordable housing into South Australia’s undersupplied market.
Led by national developer Wel.Co, the estate will ultimately deliver 512 homes and accommodate around 1,200 new residents once complete. The move marks a major step in the Malinauskas Government’s push to unlock regional growth and boost supply amid ongoing housing pressures.

Government-Backed Push for New Supply
The project kicked off in early April with a sod-turning ceremony attended by South Australian Housing Minister Nick Champion MP, alongside Member for Light Tony Piccolo, Member for Frome Penny Pratt, and Adelaide Plains Council Mayor Mark Wasley.
“The only way to address the housing crisis is to increase the supply of new homes,” Champion stated. “Gracewood is an example of a development that brings much needed housing supply to a greenfield development in the Greater Adelaide region while fostering a strong, connected community with supporting amenities and infrastructure.”
Backed by close collaboration between Wel.Co and the South Australian Government, Gracewood is being hailed as a model for regional developments that blend affordability with lifestyle, while supporting long-term infrastructure needs.
More Than a Suburb – A Purpose-Built Community
Gracewood is not just about housing—it’s a community-focused vision with thoughtful design woven throughout. At its heart will be a $1.5 million community park, complete with a custom playground, dog park, half basketball court, and generous green spaces that invite connection and recreation.
Adding to the estate’s charm are Jacaranda-lined streets, a proposed early learning centre, and an integrated wetland system with a 2.5-metre-wide shared path for walkers and cyclists.

Critical Infrastructure for Sustainable Growth
To support the new township, Wel.Co will fund a $2 million wastewater treatment plant in partnership with Alano Utilities and Adelaide Plains Council. The facility will not only take pressure off the existing system, but is also designed to accommodate future developments. Recycled water from the plant will be used to irrigate Gracewood’s parks and wetlands, supporting both sustainability and liveability.
Adelaide Plains Council Mayor Cr Mark Wasley welcomed the development while acknowledging the challenges that come with such rapid growth.
“The Gracewood development at Mallala supports the Government’s housing targets and gives young families and old the opportunity to live in a rural area with all the benefits of that lifestyle,” he said.
“There are challenges ahead with infrastructure and traffic management, to name a few, however, we get things done; we welcome Wel.Co in their project that has begun and look forward to creating a growing and welcoming township.”
High Demand Already Fueling Sales
Buyers are already showing strong interest. Of the initial land release, 102 lots have already been sold, with lot sizes ranging from 375m² to 919m² and prices starting at $209,500. The first 70 lots are expected to be titled later this year, with the full development expected to roll out over the next five years.
As the housing crisis ripples beyond Australia’s capital cities, Gracewood is a signal that regional solutions are not only necessary—they’re gaining traction. For South Australia, and Mallala in particular, the rise of Gracewood could mark the beginning of a larger movement to decentralise growth and revitalise rural communities.
