“We have a 10 to 12-week contract process,” says Aletha Walters, co-owner of Stroud Homes Fraser Coast. “If someone doesn’t want to follow that, we’re probably not the builder for them. And that’s okay.”

To some, 12 weeks to go from enquiry to contract might sound excessive. But Aletha is quick to point out that this isn’t about dragging their feet — it’s about setting every project up for success.

“We don’t do subject-to contracts. We don’t rush just to secure a deposit. We make sure every step — from contours and engineering to inclusions and pricing — is completed upfront,” she explains.

The benefit? Fewer surprises, better communication, and a building process that starts on solid ground.

“We’ve seen what happens when builders contract fast and then start backpedalling later. It creates stress, scope creep, and ultimately a poor customer experience.”



Queensland’s Biggest — With the Humility of a Local Builder

While their team now sells over 40 homes a month and runs some of the cleanest, best-managed sites in the state, Aletha and Slade Walters haven’t lost their connection to the community. They still meet with clients in person. They still run quality checks themselves. And they still expect their team to respect every part of the process — because they’ve lived it.

“We always tell our clients: this process is here to protect you as much as us,” Aletha says. “It’s about knowing what you’re getting, knowing what it costs, and being confident that we can deliver.”



A Process Worth Protecting

In a market full of moving goalposts, Aletha says the real power is in staying grounded.

“There were times we said yes to jobs we shouldn’t have. Now, we qualify people properly. If they’re not ready, or if they want to do things their own way, we refer them elsewhere.”

The Walters’ business has grown on the back of that discipline — proving that saying no can be just as important as saying yes.
