The proposed “Park Lakes 3” development in Bli Bli on the Sunshine Coast has had it’s Development Application denied 10 to 1 by the Sunshine Coast Council.
The Application sought a preliminary approval for a Master Planned Development including low density and medium density residential, a shopping centre, and retirement village. It included the development of a large lake within the master plan and was lodged in February of 2022.
Councillor concerns ranged from flood management to traffic management to cultural heritage.
A report produced by Foresight Partners for the developer showed that even with existing approvals going ahead, there is a shortage of retirement village capacity of 533 dwellings and of detached residential capacity of 952 homes by 2026.
The Sunshine Coast has a major supply issue, and outside of Stockland’s Aura development in Caloundra South and Avid’s Harmony developments in Palmview, there is little significant land development in the pipeline.
The UDIA’s National Housing Pipeline SEQ Report, showed that 83% of the Sunshine Coast’s developable land supply is tied up in the Aura PDA.
