Queensland’s housing delivery model shows the power of collaboration done right

In just 12 months, EveryOne Homes, the affordable housing division of Metricon has completed 100 new homes across South East Queensland, marking a major milestone under the Queensland Housing Investment Fund (QHIF).

The milestone, celebrated in Joyner with Housing Minister Sam O’Connor and Moreton Bay Mayor Peter Flannery, shines a light on what’s possible when government, builders and developers work in step to address housing affordability.

The homes form part of the Everyone’s Place initiative, a partnership between Tetris Capital, EveryOne Homes, KDL and National Affordable Housing, delivering a total of 483 affordable homes across Burpengary East, Jimboomba, Logan Reserve and Joyner.

Fast delivery, without cutting corners

From the outset, the project set an ambitious pace, around 30 home starts each month, with completion times averaging five to six months. That consistency has been achieved through disciplined scheduling and deep coordination between builder, developer and housing provider.

“This milestone highlights the power of collaboration and commitment to providing Queenslanders with access to high-quality, affordable housing,” said Sam Gribble, General Manager of EveryOne Homes.

“These are real homes for real people designed and built to Metricon’s same quality standards. Delivering 100 homes in 12 months is a testament to everyone involved.”

The remaining homes in the program are on track for completion by early 2027, representing one of Queensland’s largest and fastest-moving affordable housing partnerships to date.

A design approach built around people

The homes are being leased at 75% of market rent to eligible households, providing safe and sustainable housing options for families and individuals across the region.

Each property includes one, two or three-bedroom layouts, private yards, garages, and contemporary finishes. Many also feature dual-key designs, allowing for flexible or multigenerational living, a smart response to Queensland’s shifting demographics.

The design brief balanced affordability with dignity. Homes needed to feel modern and comfortable, while being cost-effective to build and maintain, a benchmark that has been met without compromise on liveability.

Public–private collaboration at work

The Everyone’s Place initiative is a working example of how public–private collaboration can accelerate housing delivery while maintaining high standards.

By pairing government funding with private sector expertise, the consortium has streamlined site selection, approvals and construction logistics. The result: homes that are affordable, sustainable and community-focused.

“Affordable housing projects can’t succeed in isolation,” said Gribble.
“When builders, financiers, developers and community housing providers share the same vision, we can move at speed and still deliver quality.”

Building community resilience through housing

As Queensland continues to experience record population growth and rental pressure, EveryOne Homes’ role goes beyond construction, it’s about building long-term community resilience.

The company’s involvement supports the Queensland Government’s broader housing strategy, which calls for scalable, innovative partnerships to increase supply where it’s needed most.

The Joyner milestone demonstrates that with the right model, clear collaboration, strong project management and a commitment to quality, the private sector can play a leading role in tackling housing affordability without sacrificing standards.

From the first foundation poured to the 100th handover, EveryOne Homes has combined Metricon’s proven building systems with a social purpose. For the consortium partners, this isn’t a pilot, it’s a blueprint.
