A landmark land sale in Toowoomba’s sought-after suburb of Middle Ridge has set a new benchmark for the region, with an 8.55-hectare parcel on Hume Street selling for an eye-watering $23.7 million, the largest development-site transaction in the city since 2007.

The property, located at 542 – 558 Hume Street, drew extraordinary interest from the market, with 19 competitive bids lodged during an on-market expressions-of-interest campaign. The sale, brokered by JLL’s Jake Burrowes and Liam Petersen, equates to roughly $277 per square metre and underscores the growing appetite among developers for quality, well-located sites in regional Queensland.

“This result highlights the extraordinary depth of capital actively seeking opportunities in Toowoomba,” said Mr Burrowes. “The combination of scale, zoning flexibility, and location in one of Toowoomba’s most desirable suburbs created a rare opportunity that buyers recognised immediately.”

The site is zoned for low- to medium-density residential development, offering scope for a substantial housing project that could significantly bolster Toowoomba’s housing pipeline.
