Queensland’s housing challenge is front and centre — and the state government has just taken a big step toward unlocking land and enabling nearly 40,000 new homes across key regional areas.

Through the Residential Activation Fund (RAF), a further $308 million has been committed to infrastructure projects that will fast-track housing delivery in six high-growth regions. This is the first round of funding from a program that will invest up to $2 billion to accelerate delivery of the critical infrastructure that is fundamental to getting more homes built sooner.



The projects funded under RAF are not new housing developments themselves — they’re the critical enabling works that make housing possible. Why It Matters for Builders

Think roads, sewerage, water supply, stormwater and power networks. For builders, this means more serviced land will come online faster, creating new pockets of opportunity and demand across Queensland.



The Big Picture

  • One million new homes by 2044 – That’s the state’s long-term target.
  • Round One focus – Unlock land in both regional and SEQ growth corridors.
  • Applications flooded in – 178 submissions since April 2025, with a strong showing from regional areas (114) and 64 from SEQ.

Regional Highlights

Logan: 20,000 Homes in the Pipeline

The standout project here is the $135.98 million wastewater treatment plant upgrade, unlocking growth in Logan’s booming southern corridor.

Bundaberg: Supporting 10,000 Homes

Six infrastructure projects are getting $11 million in funding, positioning Bundaberg as a future hotspot for growth.

Rockhampton: Roads and Sewerage Upgrades

$27.58 million will fund three critical projects:

  • Parkhurst Residential Enabling Infrastructure Project – $17.26 million
  • North Rockhampton Sewerage Treatment Plant UV upgrade – $9.75 million
  • Limestone Creek trunk sewerage network planning – balance of funding

Far North Queensland: 16 Projects, $89 Million

This major investment spans multiple councils including Aurukun, Mareeba, and Torres Shire, helping deliver 3,000 new homes across remote communities.

Townsville and Hinchinbrook

$36.8 million goes to three key projects, including the Northern Beaches Trunk Road Infrastructure Package, improving access to Bruce Highway and enabling 2,600 homes.

Fraser Coast: Two Local Projects

Scrub Hill Road and Hockley Land upgrades will receive full funding to support nearly 440 homes.

  • Land Pipeline: These enabling works mean more lots hitting the market sooner.
  • Regional Demand: Expect a surge in building activity in Logan, Bundaberg, and Far North Queensland.
  • Collaboration Opportunities: Infrastructure works often create downstream supply and subcontractor opportunities.
