One of Australia’s largest residential developers, AVID Property Group, has officially broken ground on two new land lease communities in South East Queensland, marking another major expansion of the company’s fast-growing over-50s portfolio.
Ceremonial sod-turning events were held at Logan Reserve on 29 October and Lilywood (Waraba, City of Moreton Bay) on 7 November, confirming the start of construction on Vantage Logan Reserve and Vantage Lilywood, two projects expected to deliver more than 670 new homes for Queenslanders aged 50 and over.
The developments form part of Vantage by AVID, the group’s dedicated land lease model, which now includes nine operating communities in Queensland and Victoria, with five more in planning.
A Market Growing Faster Than Supply
AVID General Manager Queensland and Land Lease Communities Anthony Demiris said the milestone couldn’t come at a better time for a state with one of the most rapidly ageing populations in the country.
“With more than 2,500 residents already calling a Vantage community home, we’ve seen first-hand how quickly these neighbourhoods evolve into hubs of connection and support,” Mr Demiris said.
“These two new communities give over-50s buyers access to flexible, modern homes and a lifestyle offering that reflects how people want to live today. We’re proud to bring that opportunity to both Logan and Moreton Bay.”
Queensland’s demographic data underscores that demand: 35.4 per cent of the state’s population is now aged 50 and over, a cohort expected to grow sharply as interstate migration, early retirees and downsizers continue to shift north.
Vantage Lilywood will deliver 296 homes, while Vantage Logan Reserve will add 376, all purpose-built for this demographic and integrated into masterplanned estates.
Logan: A Community Backed by Local Government
Logan City Council Mayor Jon Raven welcomed the launch of Vantage Logan Reserve, describing it as a valuable addition to the city’s housing mix.
“The strength of the Logan community is its diversity, not only culturally but in the ages and stages of its residents,” Mayor Raven said.
“This development gives our over-50s residents greater choice, creating a vibrant community where they can connect, thrive and lead active, healthy lives. This sod-turning is just the start of an exciting project that will enhance housing options right across Logan.”
AVID’s Logan project forms part of a broader pipeline of residential development in a region that is rapidly emerging as one of Queensland’s most strategically important growth corridors.
Lilywood: A New Chapter in the Future City of Waraba
The sod-turning for Vantage Lilywood took place within Waraba, one of Australia’s most significant masterplanned areas, with senior figures including City of Moreton Bay Mayor Peter Flannery and Queensland Minister for the Environment and Tourism Andrew Powell in attendance.
Mayor Flannery emphasised the scale of transformation underway across Moreton Bay.
“With our population projected to reach one million within 30 years, and more than 240 new residents arriving every week, we are entering an exciting era of growth,” he said.
“Waraba will eventually accommodate around 70,000 residents. Housing diversity is essential to meet that growth. Developments like Vantage Lilywood ensure residents can access homes that suit their needs at every stage of life.”
The project aligns with Moreton Bay’s broader planning strategy, which blends community-focused residential precincts with essential infrastructure, transport connections and town centre amenities.
Rivermont, Stockland’s 2,050-lot masterplanned community, was one of the first major projects to break ground in the precinct.
Homes Delivered by Award-Winning Builders
Every home within the two communities will be constructed by Villaworld Homes by AVID, the developer’s integrated building arm.
Villaworld Homes was recently recognised at the 2025 Master Builders Queensland Wide Bay Burnett Housing and Construction Awards, taking home the title of Best Display Home in its category.
AVID General Manager Housing Peter Wood said the new projects allow Villaworld Homes to expand its offering to a growing and engaged market.
