Stockland has commenced construction on Rivermont, a new 175-hectare masterplanned community in the Waraba region, formerly known as Caboolture West, in South East Queensland. 

The development will deliver approximately 2,050 homes, including a 15-hectare Stockland Halcyon community for over-50s.

The first public land release for Rivermont is scheduled for February 2025. The estate will also feature a 23-lot display village, and a local town centre. The development plan indicates a significant amount of terrace product throughout the estate. 

The development marks the third estate in Lilywood to have a public release, including the Lilywood Landings by Lennium Group and Aire by Orchard Property.

To be clear, Lilywood is the first of many suburbs to be developed within the Waraba region. 

Waraba was recently declared a Priority Development Area (PDA) by the Queensland Government and is a key growth zone under Shaping SEQ 2023. Over the next 40 years, the region is expected to house 70,000 residents in 30,000 homes. 

Stockland’s General Manager QLD Development, David Laner, highlighted Rivermont’s role in addressing housing demand in the region. Mr. Laner said,

The community’s name reflects the Caboolture River and surrounding mountain views. It will include a café, local convenience store, and childcare facilities, all within easy reach of Morayfield Shopping Centre and train station.

“We’re committed to collaborating with the Queensland Government and Moreton Bay Regional Council to deliver a diverse range of housing options in the Rivermont community,” Mr. Laner added.

Rivermont aligns with the Queensland Government’s broader Waraba City vision, which targets the development of 970 hectares of green space, nine state primary schools, four secondary schools, and significant employment and business hubs by 2041.

The development itself will dedicate 47 hectares to green space, including six local parks, 16 hectares of linear parkland, and environmental rehabilitation on 27% of the site.

The first stage of Rivermont comprises 205 homesites ranging from 124 to 940 square metres. The initial release of 20 lots is slated for early 2025, with settlements later that year and homes ready to build in early 2026.

This marks Stockland’s third masterplanned community in the Moreton Bay region, following Newport—recognized as Queensland’s best masterplanned community in 2023—and Kinma Valley.

Located 49 kilometres north of Brisbane CBD and 38 kilometres from Brisbane Airport, Waraba offers convenient access to the Bruce Highway. Rivermont sits five kilometres west of Caboolture and Morayfield, bordered by the D’Aguilar Highway to the north and Caboolture River Road to the south.
