Avid’s Vantage Hervey Bay marks a milestone year as resort-style amenities and social connection take shape.

On Queensland’s Fraser Coast, a new kind of neighbourhood is taking form, one built not only from brick and timber, but from connection.

In less than twelve months since welcoming its first residents, Vantage Hervey Bay by AVID Property Group has already grown into a thriving pocket of coastal life. Fifty-one homeowners (and sixteen pets) have settled in, with another sixteen expected to move in before Christmas all drawn by the same promise: a simpler, social, and sustainable way to live.

Now, with construction of the community Clubhouse well underway, that promise is about to come to life in concrete, steel and landscaped gardens.



A Clubhouse Built for Connection

AVID’s General Manager Queensland and Land Lease Communities, Anthony Demiris, says the clubhouse will be the beating heart of Vantage Hervey Bay, a space designed to bring people together and enhance wellbeing.

“Upon completion, the Clubhouse will be a hub for community connection, providing a central space for residents to share in their enjoyment of these resort-style amenities,” Mr Demiris said.

The design and delivery are being handled by Hutchinson Builders, one of Australia’s largest privately-owned construction companies. The build includes a swimming pool, spa, sauna, gymnasium, walking trails and landscaped reserve all expected to be complete in the coming months.

“The team at Hutchinson Builders have done a fantastic job progressing the Clubhouse construction, ensuring the amenities our residents will soon be enjoying are of outstanding quality,” Mr Demiris said.



Designed Around Lifestyle

For residents like Mark and Leonie Bearham, the Clubhouse was a major drawcard when deciding to downsize and relocate.

“What I’m most looking forward to is the swimming pool being across the road, and being able to swim every day,” Ms Bearham said.

The couple say that beyond lifestyle, the community’s design has made it easy to form genuine friendships.

“Since coming home to Vantage, it has been wonderfully easy to make friends with like-minded people,” she said.

It’s this sense of belonging, not just convenience that’s fast becoming the real amenity at Vantage.



Building a Community for the Future

According to Aged Care Research & Industry Innovation Australia (2022), around one in five older Australians experience some level of social isolation. AVID’s community-first model aims to counter that by designing spaces that encourage engagement both planned and spontaneous.

Walking paths link homes with social spaces, gardens and recreation zones. Shared events and wellbeing programs are already being discussed among residents, and AVID says the design of the Clubhouse was shaped around that feedback.

As the Fraser Coast’s senior population continues to grow projected to account for more than a third of residents within two decades Vantage Hervey Bay is positioning itself as a model for connected living that blends independence with inclusion.

“These types of communities will play a vital role in meeting the lifestyle and wellbeing needs of Australia’s ageing population,” Mr Demiris said. “We’re creating spaces that go beyond housing they build friendships and resilience.”



The Land Lease Model

Set across 23 hectares, Vantage Hervey Bay will deliver 300 homes for around 550 residents over the next six years. Under the land lease model, residents own their home but pay a simple weekly site fee covering management, maintenance, and council rates.

This approach gives homeowners the benefits of private ownership while sharing the costs of community amenities, a model increasingly popular across Queensland’s coastal regions where affordability and quality of life are key drivers.

Future amenities will include the Clubhouse, pool, gym, tennis and pickleball courts, bowling green and yoga lawn, creating a full suite of resort-style facilities within walking distance.
