Construction has officially begun on one of Perth’s most significant new housing estates, promising to deliver 533 homes to meet the growing demand for quality housing in the city’s northern corridor. The project, known as the Central Precinct of East of the Beach, is located in Eglinton, just north of Northshore Christian Grammar School.
Developer Urban Quarter, a name familiar to many through projects like Bletchley Park in Southern River and Dunsborough Lakes in the South West, marked the occasion with a sod-turning ceremony last Thursday.
A Precinct Designed for Family Living
The new estate offers a wide range of lot sizes, from 182 to 626 square metres, catering to various buyers from first-home owners to those seeking larger blocks for family living. Stage one will also see the construction of new playing fields for the neighbouring school, adding to the precinct’s community appeal.
Wanneroo Mayor Linda Aitken welcomed the project, highlighting its thoughtful design.
“With a range of lot sizes, beautiful parks and easy access to planned schools and amenities, this precinct has been carefully designed to support an active, family-friendly lifestyle,” she said. “It’s the kind of place where people can truly make the most of what our coastline has to offer.”
Strengthening an Established Community
The development will build on the existing success of East of the Beach, a coastal community that is already home to more than 460 families. Located west of the Yanchep rail line and north of Bluewater Drive, the precinct offers convenient access to planned public transport links and future community hubs.
Urban Quarter general manager Stuart Reside said the project reflects the developer’s ongoing commitment to creating connected, vibrant neighbourhoods.
“We’re proud to be delivering the Central Precinct of East of the Beach, which will provide 533 new homesites and play an important role in meeting the growing demand for housing in Perth’s northern corridor,” he said. “This new precinct will build on the success of East of the Beach and continue to grow this vibrant, connected coastal community.”
Supporting Infrastructure on the Way
The housing estate will not stand alone. Construction has recently started on the $22 million Eglinton Village Neighbourhood Centre nearby. The centre will feature a Woolworths supermarket, 15 specialty stores, and 250 car parking spaces, with completion targeted for 2026.
Together, these developments signal a major step forward in addressing housing supply while enhancing local amenity.
