Why every great build starts with the right question
Most builders kick off with square metres, number of bedrooms, or what fits on the block. But Duayne Pearce thinks there’s a better way to start. A more powerful way.
“It’s not about how many bedrooms you want. It’s how do you want to feel when you’re home? What makes you feel safe, comfortable, happy?” he told The Good Builder podcast.
Duayne isn’t just talking about lifestyle fluff. He’s pointing to something deeper: the builder’s role in helping people make smarter, more intentional decisions about how they live.
From floorplans to feelings
Pearce says when you start with values, everything else falls into place. The rooms, the layouts, even the materials chosen all flow from a clearer understanding of what the client truly needs.
“We ask them to go and write down how they want to feel when they wake up in the morning. What do they want to see? How do they want to interact as a family?” he said.
It flips the typical briefing process on its head. Instead of leading with size, scope, or spec, builders can guide clients through a discovery process that puts lifestyle first.
Building trust, not just houses
Duayne believes this approach doesn’t just make for better homes — it makes for better builder-client relationships.
“They come back to us saying, no one’s ever asked us that. They thank us for it,” he said.
This is what sets good builders apart. The ones who take the time to listen, ask deeper questions, and uncover the why behind the what.
It also makes the job more rewarding. Builders become collaborators and advisors, not just order-takers.
Helping clients break old habits
One of the biggest issues Duayne sees is people copying the wrong blueprint.
“They’re making decisions based on what they see others doing. But if we can give them new info, they’ll make better decisions,” he said.
That includes helping them see that bigger isn’t always better. A smaller home can feel more spacious and work better if it reflects how the client actually lives.
“You can walk into an 800-square-metre home that feels like a rabbit warren. Or a 180-square-metre home that feels incredible,” Duayne said.
From better questions to better outcomes
This mindset shift — from features to feelings, from floorplans to values — is how good builders stand out in a crowded market.
It’s not about volume. It’s about intention. And it’s what more clients are craving, even if they don’t know how to ask for it.
“When you give them the space to think about it, they start to dream a bit bigger. But it’s not bigger homes. It’s better homes,” said Duayne.
Builders who can lead these conversations don’t just create houses. They create places that feel like home.
