In a housing market defined by volatility and caution, one builder is proving that clarity and confidence still sell homes.

AVID Property Group’s in-house builder arm, Villaworld Homes, has sold out its initial release at the Élan community in Warner within days, triggering an early release of new designs to meet surging demand.

The move comes as Moreton Bay continues to rank among Australia’s fastest-growing regions, with the local government’s Regional Growth Management Strategy identifying it as a major driver of Queensland’s future housing supply.

For AVID’s General Manager Queensland, Anthony Demiris, the response reflects a simple truth: when buyers understand what they’re getting and at what price confidence returns.

“A home is often the largest purchase a family will make,” Demiris said. “We understand that changing market conditions can cause anxiety. Villaworld Homes’ introduction is instrumental in offering home buyers certainty and confidence.”



Fixed Price, Single Contract: A Formula That Works

At the core of Villaworld Homes’ appeal is its fixed-price, single house and land contract model, a streamlined approach that eliminates many of the risks and complications associated with traditional building contracts.

Under this model, buyers pay a low deposit and make no progress payments during construction. Instead, they receive a turnkey home, complete with landscaping, fencing, window furnishings, premium appliances and flooring.

“Our unique model means customers can secure their dream home with a low deposit and no progress payments, simplifying the process with significantly less paperwork and more time to save,” Demiris said.

The pace of development underscores the continued strength of the Moreton Bay residential market, which has become a magnet for families seeking affordability, accessibility, and lifestyle.

According to regional data, Moreton Bay’s population growth has outpaced national averages for several years, driven by housing demand, infrastructure investment, and proximity to Brisbane.

“We’re seeing incredible momentum across southeast Queensland,” said Demiris. “Buyers are looking for certainty, and that’s exactly what our fixed-price model delivers a predictable process, with no surprises.”
