Nestled on Coral Cove Drive, just 20 minutes east of Bundaberg and a short drive from Bargara, this masterplanned coastal precinct promises to transform the area into a vibrant, holiday‑meets‑everyday community.



A Milestone in Coastal Living

The ribbon was officially cut on 10 September 2024 when the first stage of Coral Cove Ocean Estate reached a pivotal milestone: registration of the land parcels and the start of building works. The opening saw DevCore Property Group managing director Paul Thompson, accompanied by Bundaberg mayor Helen Blackburn and Stroud Homes director Aletha Walters cutting the ribbon and commence construction of the Stroud display home. Land in the Fairways Precinct has already been registered and showing a strong appetite for the location among buyers and builders alike.


From Green Light to Growth

Earlier in the year, Bundaberg Regional Council unanimously approved the broader masterplan for Coral Cove Ocean Estate. The scope: up to 1,300 homes constructed over four precincts, blending tourism facilities, mixed-use centers, public parklands, and extensive residential offerings. Precinct 3 alone will deliver 373 homes, while Precinct 4 will bring an estimated 500 – 600 more, potentially including relocatable home options.



A Community Designed Around Lifestyle

Four precincts. A bold vision.

  • Precinct 1—called the Tourism and Coastal Club Precinct, will introduce a new golf clubhouse, function facilities, food and beverage outlets, a hotel (with 40 units), and 80 holiday-style cabins. This precinct will be developed where Hole 1 of the existing golf course currently sits.
  • Precinct 2 will feature replacement golf holes relocated within the southern terrain of the property and present around 266 medium and low-density lots nestled near a decommissioned quarry.
  • Precinct 3, the next phase of residential delivery, will include 373 lots plus a leafy neighbourhood park, village green with water play zones, a half‑court basketball area, playgrounds, amenities block, and a local retail centre incorporating cafes, shops, and healthcare services.
  • Precinct 4 will wrap up the residential build‑out with roughly 185 low‑density lots, filling the final gap between Innes Park Road and Coral Cove Drive.

Together, the precincts offer a dynamic mix of residential types—single detached homes, row-style dwellings, dual occupancies, and even multiple‑dwelling developments—ensuring a range of housing options to cater to different buyers. Relocatable home parks are even proposed as an alternative option in some stages.


Active Stages and Market Momentum

The Fairways Precinct, forming part of the initial release, has demonstrated strong demand: it is fully registered, with several homes underway and more expected in 2025.

Meanwhile, developers have signalled that future stages will feature a wider variety of lot sizes and pricing tiers broadening appeal across budgets and lifestyles. This aligns with their community‑centred ambition: building not just homes, but places where families, retirees, and sea‑changers can all find a fit.



Lifestyle That Lives Up to Its Name

The Estate is positioned as a place for “your everydaycation” a coastal lifestyle balanced between adventure, connection, serenity, and convenience. Think holiday living, year-round.

Set at the southern tip of the Great Barrier Reef, the area brings together rich reef ecosystems at Barolin Rocks, beachside leisure, and family‑friendly outdoor spaces, walking paths, parks, and nature access. Bundaberg’s medical and retail services are just a 20‑minute drive away, grounding the estate in both amenity and serenity.

Several current and upcoming releases are actively promoted such as the Central Village precinct, located close to future shops, parks, and the beach. Land is starting from approximately $318,000 and ranges up to 813 m², with some final Fairways lots touching $330,000 or so.



Delivering Over a Decade

Behind the scenes, the development assumes a 10–12‑year build‑out, delivering approximately 100 lots per year. Such phasing ensures the creation of infrastructure, amenity, and community cohesion, rather than upfront density alone.

Additionally, intersections on Elliott Heads Road at Barolin Homestead Road and Innes Park Drive will be upgraded to handle the influx in traffic, supporting safer and smoother access to the precinct.

  • Long-term: Full estate delivery unfolds over the next decade, driven by annual staging and ongoing investment in place-making.
