Scanned 3D property tours with built in measuring tools have moved into the mainstream of Australian property listings. For builders, the feature that matters is not the dollhouse view or the furniture removal button. It is the tape measure.

Buyers and clients can now tap two points on a screen and get a dimension in seconds. Those dimensions will not always match the numbers on a set of building plans. The reason has nothing to do with workmanship, and everything to do with a measurement convention that is standard practice in construction and almost unknown outside it.

What has changed in the listings market

Domain began rolling out Matterport 3D tours on 1 July 2026 across more than 1,700 suburbs in Sydney, Melbourne, Brisbane, Perth, Adelaide and the Gold Coast, available through participating agents on its Platinum Edge subscription. Expansion into regional areas and commercial real estate is planned for the following year.

The suite includes a navigable 3D walkthrough, an overhead dollhouse view, drone captured exteriors, interactive floorplans, a furniture removal tool and automated point to point room measurements. Domain has built an in house network of photographers and licensed drone operators to capture it, with aerial work carried out by licensed remote pilots under CASA rules. It is a substantial investment in listing quality, and the standard it sets will pull the rest of the market along with it.

Domain is owned by CoStar Group, which also owns Matterport. TGB reported on CoStar’s acquisition of Domain at the time and flagged Matterport as one of the assets most likely to reach the Australian market. This is what that looks like on arrival.

A consumer campaign built around the idea that the open home is always open, plus a tie in with The Block that puts 3D room reveals into the Domain app, means a large share of the buying public will be familiar with these tools within a season. That familiarity is the part with consequences for builders.

How accurate are 3D tour measurements?

These tools are frequently described in marketing terms as delivering precise or exact measurements. The underlying engineering specification is more specific than that, and the difference is worth knowing before a client quotes a figure back at you.

Matterport publishes its own accuracy figures. The Pro3 camera captures LiDAR data at plus or minus 20mm at a 10 metre range. Matterport says that is precise enough for floor plans, documentation and marketing, and states directly that it is not intended for tolerance critical construction work. The company draws its own line clearly: once a job requires sub 5mm precision, a survey grade scanner is the right tool instead.

Independent assessment suggests the gap in the field can be wider again. A recent review of spatial measurement technologies found that documented errors routinely exceed marketed tolerances, on the basis that vendors tend to report best case laboratory results rather than performance under typical conditions.

That is a sensible specification for what the tool is built to do. It is a documentation and presentation instrument, and a good one. It is simply not a survey instrument, and the person most likely to be asked about the difference is the builder.

Why a 3D tour measurement differs from the plans

Definition: structural dimensions versus finished dimensions

Unless a drawing states otherwise, dimensions shown for internal walls refer to the structure. Structure means masonry and timber framing. It does not include finishes such as plasterboard, render or skirtings.

A 3D scan measures the finished surface it can see. Standard residential wall lining in Australia is 10mm plasterboard, so two lined faces take roughly 20mm off the structural dimension. Wet area board, fire rated board, render or battens widen the difference further.

That convention is not an industry quirk. It is written into the standards documents regulators use to decide what counts as a defect.

The Queensland Building and Construction Commission’s Standards and Tolerances Guide states plainly that internal room sizes will be different once the thickness of internal finish materials is taken into account. Equivalent guides operate in New South Wales, Victoria, Western Australia, Tasmania and the ACT, used the same way, as reference points for acceptable workmanship where the contract, the National Construction Code and Australian Standards do not resolve the question.

The tolerances themselves are tight. Under the Queensland guide, departures from the documented set out for service rooms such as bathrooms, toilets, laundries and kitchens are defects if they exceed L divided by 200, or 5mm, whichever is greater, where L is the documented dimension and the deviation adversely affects safe use or reasonable amenity. For other rooms and stairways the figure is L divided by 100, or 5mm.

On a 3 metre bathroom wall, that first figure works out to 15mm. The measuring tool’s own stated error band at range is wider than the entire allowable tolerance.

So a scan of a finished room will read smaller than the plan. Consistently. That is not a defect, a shortcut or an error. It is two documents measuring two different things, and only one side of the conversation usually knows it.

Where this lands on builders

The tool is not aimed at builders. It is aimed at buyers of established homes. It does not stay there.

There are three points where it surfaces. Spec homes and display homes listed for sale, scanned and then measured by prospective buyers against an advertised floorplan. Clients who have spent months shopping with the tool and carry the habit into a build contract. And handover and defect inspections, where a screenshot with a dimension printed on it now feels like evidence.

The Queensland guide is explicit that the test includes whether a deviation adversely affects safe use or reasonable amenity. A 20mm reading difference caused by plasterboard does not come close to meeting that test. Explaining it, repeatedly, across a client base, is still time that comes out of a builder’s week. Where it does not get explained early, it has somewhere worse to go, and the building disputes process costs considerably more than a conversation.

This is one of the things a well drafted construction contract quietly prevents. Where the contract documents state how dimensions are to be read, the question resolves on paper rather than on a screenshot. Builders who record dimensions at frame stage as a matter of course hold a dated record measured the same way the plans were drawn, which is the comparison that actually answers the question.

The baseline is moving

Domain’s stated position is that deeper 3D engagement helps agents identify buyers with genuine intent before inspections, and that the technology extends the open home rather than replacing it. It has also pointed to a longer roadmap of AI driven renovation modelling and redesign tools built on the same spatial data.

For builders, the near term effect is simpler. Presentation standards in property marketing are rising, and a still photograph plus a floorplan is starting to look thin next to a navigable scan. TGB looked at the display home question last year. This rollout sharpens it rather than settling it, because a scan shows a buyer what a house is, and a display home still shows them what a builder can do.

The longer term effect is the one worth watching. Once spatial scans of homes become routine, they stop being marketing and start being record. A scan taken at practical completion is a dated, navigable account of exactly what was handed over. That cuts in both directions. It is also likely to reach construction from the sales side rather than through the trade, which is how technology arrives in this industry more often than not.

The measuring tools are already in the market and they are not going back. The convention they sit awkwardly against has been in the standards documents for decades. Builders who set out early how dimensions are to be read will spend a lot less time on the question than those who meet it for the first time at handover.
